Hi My housing society is issuing share certificate with the help of an auditor today. However, my wife (one of the joint onwers) is currently in an another location in India. Wil the auditors require even her signature to give the share certificate, or is just me enough to get the share ceritficate.

I am going to buy a property from an NRI who has given her father GPA 2.5 years back. Now father will process the sale and transactions will be done with daughter's Indian Bank account. Her Indian Pan and Aadhaar is available. They are telling TDS deduction will be 1% which I think would be 22.88%. My question is: Is there a way to hide NRI status and execute the sell? If so, are there any future obligation on buyer side?
